What is Pre-Examination?

The Pre-Examination service provides an initial assessment of survey plans and associated dealings prior to formal lodgement. The service can run concurrently with a councils’ plan sealing process, providing an opportunity to identify and rectify issues early.

Expedited Examination

On formal lodgement, examination of your dealings will be prioritised with expedited examination.

Eligibility

Your project involves the creation of 60 lots or more.

It is 2-3 months before your intended lodgement date.

Pricing and payment

Service pricing is based on the number of lots created in the project and are in addition to the standard lodgement fees. Payments can be made by credit card (Visa or Mastercard) or direct debit.

Important information

Pre-Examination is currently in a pilot phase with limited availability. The service is available for any projects involving 60 lots or more.

Titles Queensland aims to increase availability of the service to more developments at the conclusion of the pilot phase.

The service is also provided at Titles Queensland’s discretion and availability may be suspended if required for operational reasons.

The Pre-Examination service does not guarantee registration of documents.

When you formally lodge pre-examined documents, Titles Queensland will prioritise their examination. Processing timeframes will vary depending on operational workloads; however, the examination outcomes will usually be provided well within standard examination timeframes.

An Account Manager will typically respond to your initial request within 3-5 days.

Titles Queensland will typically provide a Pre-Examination Report within 5 days of receiving your documentation.

The Pre-Examination Report identifies issues preventing registration at the time of the report, based on the documents provided.

Changes to these documents prior to formal lodgement, the order in which they are lodged, or any new dealings on the relevant title registered after the report was issued, may impact the examination outcome.

Pre-Examination is a new service. To ensure there is no impact to Titles Queensland’s standard service levels, the initial pilot phase is only available to a limited group.

Titles Queensland is working to increase the availability of the service to more customers over time.

Your Titles Queensland Account Manager will work with our examiners to answer any questions you may have about the Pre-Examination Report findings or the status of your lodgements.

Your dedicated Account Manager will be available to:

  • prepare your quote and arrange for payment of the Pre-Examination
  • receive your documents for Pre-Examination and work with our examiners to prepare a Pre-Examination Report
  • answer any questions you may have about the report
  • provide updates on report status, or examination status on formal lodgement 
    any other questions you may have.

Payment for Pre-Examination services can be made via credit card (Visa or Mastercard) or direct debit. Your account manager will arrange billing after you have accepted a quote.

  • calculation of the fees payable upon formal lodgement (this will assist preventing requisitions for incorrect fee payments)
  • a summary of any issues in the provided documents that would prevent registration on formal lodgement.

Pre-Examination is an optional service for customers and fees associated with the service are not considered Statutory fees, which means GST is applicable to the service.
